Purchasing or Refinancing a property can be stressful or overwhelming — but it should be exciting.

BMW Law Group will work hand in hand with you and your agent to make sure that the process is handled as smoothly and efficiently as possible — keeping you informed throughout. As the buyer/borrower you always have the legal right to choose your closing attorney.

The Closing Process

Home Purchase—Before the Closing

  1. Once there is an accepted offer, the agent or purchaser will need to provide the lender (if applicable) and our team with a copy of the complete agreement including all exhibits.
  2. Once the lender receives the contract and any additional information they have requested of you, they will send us a title request with the basic information about this loan.
  3. Between the time you receive the accepted offer and the closing date, your lender will be requesting multiple documents. It’s important to provide your lender with all requested information in a timely manner.
  4. As your closing attorney, we will send our buyer/borrower information sheet (link) with helpful information for you, as well as a form for you to fill out and return.
  5. We perform a title examination and address any issues, clearing them before closing.
  6. At least three business days prior to closing you will receive the Closing Disclosure from your lender. Please review this closely with your agent and loan officer to make sure that the figures are correct and that your name is spelled correctly.
  7. At least 24 hours prior to closing be sure to send any funds necessary to close.
    • Funds greater than $500 must be in the form of certified funds.
    • Funds $5000 or more must be sent to our escrow account via wire.
    • Before you wire your funds for closing, call our office to verbally verify the wiring instructions so they are securely sent to the right place.

Refinance—Before the Closing

  1. Once you start the application process, the lender will send us a title request.
  2. We perform a title examination and address any issues, clearing them before closing.
  3. At least three business days prior to closing you will be provided the Closing Disclosure from your lender.
  4. Please review this document closely with your loan officer to make sure that the figures are correct and that your name is spelled correctly.
  5. At least 36 hours prior to closing be sure to send any funds necessary to close.
    • Any funds greater than $500 must be in the form of certified funds
    • Funds $5000 or more must be sent to our escrow account via wire.
    • Before you wire your funds for closing, call our office to verbally verify the wiring instructions so they are securely sent to the right place.

The Day of Closing

  • Bring the following to closing
    • Two forms of identification
    • Checkbook
    • All borrowers
    • Original power of attorney, if applicable
  • Expectations at closing
    • You will have to review and sign anywhere from 75 to 200 pages
    • It can take anywhere from 45 minutes up to 2 hours
    • Once complete, you will receive the keys to your new home
